Important update regarding the ongoing work at Charleston Oceanfront Villas. While the original project completion date was scheduled for April 2025, recent updates from the HOA and project managers indicate some delays that may extend the timeline.
As of February 2025, the following key updates apply:
Ongoing Construction: Work is continuing on various parts of the property, which may cause noise, temporary disruptions, or restricted access to certain areas.
Updated Completion Date: While the HOA and contractors are working diligently to complete the project as quickly as possible, they now anticipate that the construction may extend beyond early June 2025. We will provide further updates as the project progresses.
Safety and Accessibility: The HOA asks all rental guests to take care around construction zones. Signs and barriers will be in place to ensure safety, but please remain cautious when navigating these areas.
Pool Schedule: The west-end pool is scheduled to open on April 1, 2025, and the east-end pool is scheduled to open in July 2025.
Parking: Due to ongoing construction, parking is expected to be extremely limited. The HOA will be distributing a maximum of two parking passes per villa.

With breathtaking views of Folly Beach, this oceanfront retreat is perfect for relaxing after a day on the beach or by one of the two oceanfront pools. Each bedroom comes with its own bathroom, offering space and privacy for the entire group. Enjoy your morning coffee or evening drink on the beachfront balcony, where you'll be greeted by stunning views of the ocean and the sound of waves crashing.

Living Area:
The open-plan living area offers comfortable seating with access to the beachfront balcony, making it an ideal spot to unwind. Large windows provide plenty of natural light and ocean views.

Kitchen:
The fully equipped kitchen includes modern appliances, ample counter space, and everything you need to prepare meals for your family or group. The layout connects easily to the living and dining areas, making it perfect for socializing.

Bedrooms:

Primary Bedroom: King bed with ocean views and an en-suite bathroom.
Bedroom #2: Two twin beds with an en-suite bathroom.
Bedroom #3: Queen bed with an en-suite bathroom.

Bathrooms:
All three bathrooms are updated with modern fixtures and fresh towels, ensuring comfort for all guests.

Oceanfront Views: Enjoy stunning views of Folly Beach from the private balcony, perfect for sunrise coffees and evening drinks.
Two Oceanfront Pools: Guests can take a refreshing dip in one of the two oceanfront pools (open seasonally from April 1 to October 31, weather permitting).
Private Covered Parking: Two complimentary parking spaces are included, with additional parking available upon request.
Convenient Elevators: Two elevators on-site provide easy access to the condo and pool areas.

Parking and Vehicle Guidelines:
Each villa includes two parking spaces. Additional parking passes may be purchased from the HOA for $50–$100, depending on availability and season. Golf carts, low-speed vehicles (LSVs), trailers, and similar vehicles are not permitted on the property.

Top Floor Serenity is located steps from Center Street, where you’ll find dining, shopping, and nightlife options. Other nearby attractions include:

Folly Beach Pier - 0.1 miles
Folly Beach County Park - 2 miles
Downtown Charleston - 12 miles

The views from the patio were wonderful. We loved sitting out there in the early morning having our coffee. The condo was as described and had plenty of space for 5 adults with 3 bedrooms and 3 baths. The furniture in living room could be refreshed. The unit was clean and easy to maintain. The kitchen could use some newer cookware but otherwise we had everything we needed for making breakfast and quick lunches. Beach access was quick and the property is well maintained outside. It was a plus being able to rent beach chairs and umbrellas since we travelled a distance. The property was walkable to the restaurants and stores. We would certainly rent again when in Folly Beach.
